Homework!
Attend other property auctions in the week(s) leading up to your auction, to better understand the systems as it is not in your best interest to be unaware before you make a purchase commitment.
Be there!
Avoid a last minute panic and the possibility of missing out on the property of you're interested in purchasing. Get to the auction early, register, get your bidders cards and relax.
Set your limit!
Establish a limit on how much you're willing to spend and stay as close to that figure as possible.
Be aware!
Know whats happening around you at the auction. Don't hide, otherwise the auctioneer may miss your bid. Bid strongly and with confidence as this shows other bidders that youare serious about buying.
Participation!
Don't be shy about opening the bidding at a figure to suit you and dont hold off to the last minute, or you may miss out!
Finally!
Prior to bidding you should:
(a) Have your finance approved
(b) Have any building or pest inspections carried out on this property
(c) Have your deposit accessible (usually 10% of the purchase price) as you will have to sign a contract and pay the deposit if you are a successful purchaser.
Remember!
Experienced property purchasers usually prefer buying at auction as they know that they cant pay too much. After all, if you are successful, you've got at least one competitor who was willing to pay just under your winning bid. And the deal is done then and there with a genuine vendor.
